CMBS distress ticks up to 10.3% as more large office loans go delinquent

KBRA counts 10.3% of its rated CMBS loans as delinquent or in special servicing, up 4 basis points from September, while 30-day delinquency eased to 7.7%, about $25.7 billion.

The Tzvi LLC read: Distress is the number to watch: a loan moved to special servicing while still current is a borrower negotiating an extension, which is where most of this cycle's maturities are landing.

Real estate debt funds raise $9.6 billion in the third quarter, the weakest third quarter since 2021

Private credit has been the main refinancing source for loans that banks and CMBS will not take out.

The Tzvi LLC read: A slower raise means less private capital competing to lend, so bridge and rescue capital may get pricier just as the maturity wall peaks.

CMBS delinquency rises to 8.02% in September as multifamily late pays pass 8%

Trepp’s September data put $48.65 billion of loans more than 30 days late. Multifamily rose 35 basis points to 8.04%, the biggest jump of any property type, while office reached 12.16%.

The Tzvi LLC read: Apartment debt from the 2021 and 2022 vintage, the heart of the syndication market, is now the fastest-deteriorating part of the book.

California closes Nano Banc, the sixth U.S. bank failure of 2026

The Irvine bank had $736 million in assets; Sunwest Bank took over its deposits and bought about $476 million of assets, and regulators cited failure to follow an enforcement order.

The Tzvi LLC read: Deposits were covered, but borrowers at a failed bank can see their lender change overnight, which matters to anyone mid-draw on a construction line.

Office CMBS special servicing hits 15.7%, the highest since at least 2019

CRED iQ found that 71% of distressed office balance ties to a failed or coming refinance, and that half of office loans sent to special servicing in the past year were still current when transferred.

The Tzvi LLC read: A current loan is no longer a safe loan: servicers are moving early when maturities cannot be refinanced.

The CMBS loan on the 2.2 million square foot Hollywood Media Portfolio was extended to November 9, 2027 at an unchanged rate, with a $20 million leasing reserve and a sweep of excess cash flow into it.

The Tzvi LLC read: It is extend and pretend in its standard form: the lender buys time, and the sponsor gives up cash flow to get it.

The FDIC’s Quarterly Banking Profile showed a 1.37% return on assets and loans up 6.8% from a year earlier.

The Tzvi LLC read: The big banks are healthy; the small local banks that lend to most syndicators carry the heaviest commercial real estate concentration, which is where any tightening will show first.

Banks ease standards on commercial real estate loans, but construction lending stays tight

In the Fed’s July Senior Loan Officer Survey, a moderate net share of banks eased standards on nonfarm nonresidential loans and a modest share on multifamily, while construction and land development standards stayed at the tight end of their range.

The Tzvi LLC read: Stabilized-asset borrowers have more bank options than a year ago; ground-up developers still do not, so a development LLC should line up private or mezzanine capital before it closes on the land.
