Brookfield and CPP close their $5.2 billion take-private of LXP, and 52 million square feet of warehouses leave the stock market
Brookfield Asset Management and CPP Investments completed their acquisition of LXP Industrial Trust on November 2, paying $61.20 a share in cash for an enterprise value of about $5.2 billion, including net debt and preferred equity. The portfolio is 107 industrial properties covering about 52 million square feet in Sunbelt and Midwest markets, and LXP’s shares no longer trade on the New York Stock Exchange.
The Tzvi LLC read: Private buyers of industrial portfolios often buy entities, not just buildings, so a small warehouse owner who hopes to sell to one should keep each property in its own clean LLC; a buyer of membership interests inherits the entity's history, and many states tax and reassess a transfer of control the way they treat a sale of the deed.

Older apartment buildings are trading at discounts of more than 30%, buyers say
Buyers quoted by Commercial Observer put newer multifamily discounts near 20% and older vintages above 30%, with some office trades closing at 80% of their value a decade ago. LightBox’s Manus Clancy expects troubled borrowers to split in thirds: take the loss, extend, or bring in rescue capital.
The Tzvi LLC read: Rescue capital usually arrives as preferred equity or a capital call, and the operating agreement decides whether existing investors get diluted, crammed down or wiped out.

Brixmor and Everview agree to take Slate Grocery REIT private for $2.3 billion in cash
A Brixmor and Everview Partners joint venture will pay US$13.00 a unit for Slate Grocery REIT, a Toronto-listed owner of U.S. grocery-anchored shopping centers. Closing is expected in the first quarter of 2027 after unitholder and court approval.
The Tzvi LLC read: Grocery-anchored retail is one of the most sought-after property types, which supports pricing for smaller owners of neighborhood centers.

Mesabi Metallics plans a $15 billion steel complex in eastern Iowa
Announced at the White House with Iowa Governor Kim Reynolds, the plan pairs the Iowa steel complex with a $3 billion iron ore mine in Nashwauk, Minnesota, about $18 billion in all, targeting 6,000 construction jobs and at least 1,750 permanent Iowa jobs. The dollar figures come from local reporting; the governor’s release confirms the announcement without a figure.
The Tzvi LLC read: Megaprojects this size move land, workforce housing and small business demand in nearby counties years before the plant opens.

Independence Realty Trust and Centerspace agree to an $8.1 billion all-stock apartment merger
Centerspace holders get 3.800 IRT shares each, creating a REIT with about 44,354 units in 163 communities across 17 states. The companies expect a tax-free reorganization that could close as early as the end of 2026.
The Tzvi LLC read: Public apartment REITs are merging with each other instead of buying private portfolios, so a syndication whose exit plan is a sale to a REIT should underwrite a private buyer or an agency refinance instead.

H&R REIT agrees to a $6.7 billion breakup sale, with Blackstone among the buyers
Canada’s H&R REIT will be sold for C$12.01 a unit in cash and GO REIT units, about C$6.7 billion of enterprise value, with Blackstone, Crestpoint, PSP Investments and a Hofstedter family company buying pieces. The U.S. assets include 23 Lantower apartment properties in the Sunbelt plus New York and Miami holdings.
The Tzvi LLC read: Public REITs trading below asset value keep getting carved up by private buyers, which keeps a bid under Sunbelt multifamily.

BlackRock pays $1.63 billion for 11 Southern California apartment communities
A BlackRock vehicle bought 3,620 units across Los Angeles, Orange, Riverside and San Diego counties from Camden Property Trust, taking on $566.6 million of agency debt on seven properties. Commercial Observer calls it the largest U.S. multifamily sale since June 2024.
The Tzvi LLC read: Institutional money paying full price for stabilized coastal apartments gives syndicators fresh cap rate comps and a read on how agency lenders are sizing loans.

Prologis agrees to buy SEGRO for about £14 billion, the year's biggest industrial REIT deal
Prologis will pay 0.0920 of its shares per SEGRO share, with up to 25% available in cash, valuing the London-listed warehouse owner at about £14 billion, roughly $18.7 billion at the release’s exchange rate. Closing is expected in the first half of 2027.
The Tzvi LLC read: The largest U.S. warehouse buyer is putting its capital in Europe, so a smaller industrial owner should not underwrite an exit that depends on an institutional takeout.
